Agador Spartacus has finalized a substantial $58.5 million construction loan to develop two new build-to-rent communities within Deltona, Florida. Anchor Loans provided the significant financing, which will facilitate the creation of nearly 300 new rental homes for the area's residents. This development is set to introduce a new housing option in the community, providing a mix of residences designed for the rental market.
The financing package is specifically allocated to two distinct but co-located projects. Approximately $30.2 million has been earmarked for Magnolia Cottages at Deltona, which is planned as a 153-home community. Alongside this, Magnolia Villas at Deltona will receive an estimated $28.3 million in financing for its development as a 126-home community. These two projects are situated on adjacent parcels, indicating a coordinated development effort that will significantly expand the available housing inventory in Deltona. In total, these build-to-rent communities are slated to add 279 new rental homes, catering to a range of housing needs.
Future residents of these communities can expect a variety of home types, including individual cottages, duplexes, and townhomes, providing diverse living arrangements suitable for different household sizes and preferences. Both Magnolia Cottages and Magnolia Villas are designed to include community amenities. Plans for both communities feature dedicated dog parks, offering convenient outdoor spaces for pet owners, alongside clubhouse amenities intended to foster community engagement and provide recreational opportunities for residents. These shared spaces aim to enhance the living experience beyond the individual homes themselves.
The strategic location of these upcoming communities is noteworthy for Deltona residents. Situated geographically between the major metropolitan areas of Orlando and Daytona Beach, the developments offer convenient access to a wide array of employment centers across Central Florida. This includes proximity to the nearby Howland Job Zone, a significant economic hub within the region. The Howland Job Zone hosts a variety of employers across key sectors, including healthcare services, logistics operations, and diverse retail businesses, suggesting that these new rental homes will be well-positioned for individuals and families seeking housing near their places of work or with easy commutes to other regional employment opportunities.
Anchor Loans, the financial institution behind this substantial loan, has a history of collaborating with Agador Spartacus on other development projects in Florida. Their previous partnerships include the financing of Magnolia at Lake Hamilton, a multifamily development in Winter Haven, which received $35.4 million in financing. Another notable collaboration was for Lake Ella Estates in Lady Lake, a 132-home build-to-rent community that was financed with $36.8 million. These prior projects demonstrate an established working relationship between Agador Spartacus and Anchor Loans, underscoring their experience in developing and financing build-to-rent and multifamily properties in the broader Central Florida area, which now extends to Deltona.
The introduction of nearly 300 new rental homes through Magnolia Cottages and Magnolia Villas represents a notable addition to Deltona's housing landscape. The combined investment of $58.5 million in these adjacent developments highlights ongoing growth and provides residents with additional choices for contemporary rental living, complete with community-focused amenities and access to key regional employment and activity centers. This expansion is consistent with the evolving housing needs of the Deltona community and the surrounding Central Florida region.
